OCCUPANCY
The cottage is only to be occupied by the people named on the Booking or whose names have been provided in advance.

Names MUST be provided IN ADVANCE for everyone who stays overnight in the cottage.

ARRIVALS AND DEPARTURES
We ask guests to leave the cottage by 11am and ask new guests not to arrive before 4pm, so that there is time for the cottage to be cleaned and set ready.


Earlier or later arrivals ONLY by advance arrangement with us. Minimum 24 hrs.

Please note that the cottage may not be ready earlier than the time you have arranged with us. If you are delayed on your journey please contact us as soon as you can.

LINEN INCLUDED
Bed linen (except for cots), bathroom towels and kitchen linen are provided.

BEDS (Additional)
Standard baby travel cot is available (linen not provided).

HIGH CHAIR
High chair is also available by request.

GAS & ELECTRICITY
The cottage has gas central heating, a combi gas boiler, electric cooker and oven. The cost of gas & electricity are included in the price.

Wi-Fi
Free access to Ivy Cottage Wi-Fi is available to all our guests.

PARKING
Parking for two cars at the front of the property.

PETS
Sorry no pets.

SMOKING
This is a non-smoking property.

FIREPLACE
The fireplace in the sitting room MUST not be lit.

NOISE
We ask all guests to show consideration to the neighbours during your holiday.

CLEANING & RUBBISH DISPOSAL
It is responsibility of guests to ensure the cottage is left in the same state of order and cleanliness in which it was found.

Please ensure the kitchen is clean and all foodstuffs are removed.


Rubbish & Recycling MUST be appropriately placed in the bins provided at the entrance of the cottage.

BREAKAGES
Please tell us about any breakages and damage as soon as possible.

GUESTS PERSONAL BELONGINGS
Ivy Cottage is not responsible for valuables and other personal belongings left on the cottage.

PAYMENTS
You may make a provisional booking by email or phone, and this will be held for four days pending receipt of a deposit of 50%. The balance is due one week before the start of your holiday. If you are coming at short notice payment of the full amount is required. Payments by bank transfer or payPal (this option only if within the UK, in GBP).

For lettings longer than a week we request a £100 security deposit to be paid with the balance. This amount is held against major loss or damage occasioned by the use of the property. The deposit will be refundable by bank transfer when the house has been checked after any deductions.

If the full price is not received by the due date we reserve the right to cancel the booking and forfeit the deposit.

CANCELLATIONS
We require written confirmation at least one week before the start of your booking to be able to refund your deposit.

RIGHTS RESERVED TO IVY COTTAGE
We reserve the right to refuse a booking and accept no liability for any loss, damage or injury.
